We look at:

• Structural Elements

  Construction of walls, ceilings, floors, roof and foundation.

• Roof and Attic

  Framing, ventilation, type of roof construction, flashing and gutters. It does not include a guarantee of roof condition nor a roof certification.

• Systems and Components

  Water heaters, furnaces, air conditioning, duct work, chimney and fireplace.

• Garage

  Slab, walls, ceiling, vents, entry, firewall, garage door, openers, lights, receptacles, exterior, windows and roof.

• Exterior Evaluation

  Wall covering, landscaping, grading, elevation, drainage, driveways, fences, sidewalks, fascia, trim, doors, windows, lights and exterior receptacles.

• Plumbing

  Identification of pipe materials used for potable, drain, waste and vent pipes. including condition of toilets, showers, sinks, faucets and traps. It does not include a septic inspection nor a water quality evaluation.

• Electrical

  Main panel, circuit breakers, types of wiring, grounding, exhaust fans, receptacles, ceiling fans and light fixtures, carbon monoxide and smoke detectors.

A Pre-Listing Inspection gives you the opportunity to address any deficiencies before listing your home thereby allowing a much cleaner sale and ensuring top dollar. It also means all parties will be aware of the physical condition of the home before an offer is made. There should be no surprises after the fact.
